I've lived at Avalon Willow Glen for a while now, and I wanted to leave an honest review that covers both the positives and the negatives. There are definitely things I enjoy. The community is in a great location, the apartments themselves are nice, it's generally a quiet place to live, and I've met some wonderful neighbors here. My interactions with the leasing office have generally been positive, and when maintenance is available, the technicians are friendly and courteous. That said, there have been recurring maintenance and operational issues that have become difficult to overlook, especially considering current rental prices. One of the biggest concerns has been the aging plumbing. I recently had my only toilet back up and require emergency maintenance. After clearing it, I was told to be very careful about how much toilet paper I use because the plumbing lines are old. As a resident, I wouldn't expect to have to worry about that during normal, everyday use. I've also been told to avoid putting most food scraps into the garbage disposal because the plumbing can't handle it, even though my lease only specifically prohibits coffee grounds. If appliances can't be used for their intended purpose because of infrastructure limitations, I think residents should know that. In addition, I've experienced recurring plumbing issues, including water backing up into my bathroom sink and unexplained flooding in my laundry room. While there have been suggestions that some of these issues could be related to shared plumbing in the building, I still don't have a clear understanding of why they've happened. The most alarming maintenance experience occurred after my dryer was replaced. I began smelling natural gas and reported it multiple times. It ultimately took several days before the issue was resolved. Any potential gas leak is understandably concerning, and I would have expected that type of issue to receive immediate attention. Another serious incident occurred when my bedroom door lock had been installed incorrectly. My dog and I became trapped inside the bedroom, and because no maintenance staff live on-site, the fire department had to come rescue us. Thankfully, no one was hurt, but it was a frightening experience that should never have happened. Since staffing reductions, I've also noticed a decline in overall property upkeep. The employee who regularly emptied the pet waste stations, cleaned the dog wash area, and picked up litter around the community was laid off. Since then, I've seen overflowing pet waste stations, more trash left around the property, and at one point the trash for my building wasn't collected for approximately two weeks. My concern isn't any one isolated incident; it's the overall pattern. When one-bedroom apartments are advertised for more than $3,400 per month, I think residents should reasonably expect reliable plumbing, timely maintenance of critical issues, and consistent community upkeep. I don't think Avalon Willow Glen is a terrible place to live. There are things I genuinely appreciate about the community, the location, and many of the people who work here. However, I also think prospective residents deserve an honest picture of the recurring maintenance and infrastructure issues I've personally experienced so they can make an informed decision before signing a lease.

Nicola was the staff member who helped us; she was friendly, welcoming and very patient. We signed our lease 2 months in advance and it was kind of a “sight unseen” situation since the layout we wanted was not available to tour at the time. Nicola reassured us every step of the way and promptly responded to my eager questions. Once we moved in all staff was helpful and attentive. Rico in maintenance took care of a few minor things and was friendly and professional. Being here for 4 months now I can honestly say this is the best community we have lived in. Neighbors in our building are pretty quiet and keep to themselves; the complex itself is kept decently clean considering how many resident share the space. Overall we are pleased with this community.

Rico Douglas And his positive manners significantly improve the experience of living here. Avalon Willow Glen has been a great place to live. The leasing office team has been welcoming and supportive from day one, and the maintenance crew is always quick and professional. Maintenance team be it Rico Douglas or Max and others have gone above and beyond, but really every person I've interacted with on both teams has been friendly and helpful.

Just moved into my new apartment and I couldn’t be happier; great experience so far! A big thanks to Nicola for guiding me through the pre-move-in tour, answering all my initial questions, and making the whole process feel smooth. She was kind, welcoming, and as accommodating as possible. Also really appreciate Max and Ricko for helping with the small move-in fixes. Nothing major came up, but they were quick and helpful with everything I needed. So far, I’m really enjoying the vibe here. It feels safe, peaceful, and the amenities are pretty decent. Looking forward to continuing to love it! 😊

This a great place. I have always loved Avalon Apartments. The front desk agents here are very helpful. On my move in day, I went to the wrong apartment. They assisted me with the correct location. The agent also assisted me with the transfer from Woodland Hills to Willow Glen. Spacious apartments. I have a king size bed and plenty of room in the master bedroom.
